Installation on an Old Wooden Single Pane Window in Montclair, NJ

Updated: May 28, 2024

Today, we performed an emergency glass replacement for a window that is over 100 years old in Montclair, NJ. Here’s a detailed account of the process and precautions taken during this delicate operation.

The Window Glass Replacement

Safety Precautions: Working with old windows requires careful attention to safety, especially since many old windows still have lead-based paint. Lead paint can be detrimental to health if disturbed, releasing microscopic particles into the air. To protect ourselves, we used safety masks and goggles throughout the replacement process.

Old Window Balances: One of the fascinating aspects of working with historic windows is encountering their incredibly durable balances. Unlike modern balances, which typically last between 5-25 years, these old 'rope' balances can last over 100 years! The lifespan of a window balance depends on several factors, including:

  • Weight of the Window

  • Quality/Brand of the Balance

  • Frequency of Use

  • Quality of Workmanship/Installation

A window balance is a counterweight mechanism used in double and single hung windows. It holds the window up when raised and keeps it down when closed. For more information, refer to our detailed guide on window balances.

Sash Rot and Repair: A common problem with windows of this age is rot in areas not visible from the exterior faces. During our inspection, we noticed slight sash rot on the window pane dividers. Fortunately, we were able to mill new sash guards. For more on this topic, see our sash rot solutions. Given the custom-built, hand-crafted nature of this window, finding a manufacturer to replicate it would be extremely expensive. Our client opted for us to mill the necessary parts for the wooden sashes, preserving the window’s historic charm.

We are extremely pleased with the outcome of this project and are happy to have another satisfied client.
